The defendant exercised two lease periods of 7 years, and during the second period, it moved to a 49-year lease track.
Following the aforesaid proceedings, the plaintiff claimed her right to receive legal fees, in accordance with the provisions of the agreement. The defendant claimed that the plaintiff did not meet her obligations under the agreement and that at the end of the day she suffered a financial loss.

The Prosecution's Arguments
The plaintiff works in cooperation with lawyers in various fields. When an economic idea is found that can yield benefit, Kotler works to market the idea and locate potential customers who will have an interest in exercising their rights.
In this case, Kotler, together with Adv. Yitzhak Meyuhas (hereinafter: "Adv. Meyuhas"), identified the possibility of a significant reduction in the rate of lease fees that the Tel Aviv Municipality collects from properties under its jurisdiction.
Accordingly, during the month of November 2009, Kotler contacted the defendant and brought to its attention the possibility of reducing the lease fees as aforesaid. Following the defendant's interest, Kotler coordinated a meeting at Adv. Meyuhas' office, which took place on November 17, 2009, in the presence of Mr. Danny Fischer, the defendant's CEO (hereinafter: "Fischer") and Kotler, during which explanations were given regarding the process and its prospects.
On December 10, 2009, the defendant signed the agreement with Compensation and Control, in which it undertook to pay the compensation and control an advance on account of the $1,500 fees, as well as 15% of any financial benefit that would be obtained for it. It was determined that to the extent that legal treatment, compensation and control are required, you will recommend a suitable lawyer. If the defendant chooses to hire the services of the recommended lawyer, his fees will be reduced from the salary of compensation and control, up to a minimum equivalent to 7.5% of any benefit obtained to the defendant.
