On August 27, 2024, 'Alaa transferred the sum of ILS 80,000 to Iyad in exchange for 500 square meters of the land. On July 19, 2024, Anan transferred the sum of ILS 125,000 to Iyad in exchange for 855 square meters of the land. On 19 August 2024, Safaa transferred the sum of ILS 80,000 to Iyad in exchange for 500 square meters of the land. On July 19, 2024, Roni transferred the sum of ILS 150,000 to Iyad in exchange for 1 dunam of the land.
Later, the defendant or someone on his behalf forged a request to cancel the warning note and a request to register an additional warning note in favor of Iyad, regarding the right to own the land. He submitted to the Bureau the forged sale agreement and the second application for the registration of a warning note and on the basis of these, a warning note was registered in the Land Registry immediately. He also falsified the company's protocol according to which the company approves the sale of the land to Iyad.
Subsequently, on November 10, 2024, the defendant or someone on his behalf submitted the forged bill of sale, the forged minutes, and a certificate of registration to the Bureau. Later, in light of the suspension of the application for the registration of the land in the name of Iyad in the Land Registry, since the forged protocol did not meet the required conditions, the defendant forged another protocol of the company. He again submitted the forged bill of sale, the second forged protocol and a certificate for registration with the Bureau, with the intention of allowing the fraudulent registration of ownership of the land in the name of Iyad at the Bureau. Following suspicions of forgery, the bureau refused to allow the fraudulent registration of ownership of the land in the name of Iyad at the bureau.
In order to forge the documents, the defendant signed the documents with a signature and stamp that appeared to be the signature and seal of Mo'in, without his knowledge and consent and without legal authority.
At a date unknown to the accuser, the defendant received from Ayad a sum not less than ILS 95,000 in cash and a vehicle worth ILS 25,000, in exchange for registering the rights in the land in favor of Ayad.
